If you are looking for a hard money loan or a private money loan, our funding time averages two-four weeks, although some California hard money loans can close in as little as 3 days. We are a direct hard money lender as well as private money brokers. Complicated lending is our specialty. We fund private money and hard money loans from $100,000 to $100,000,000. The documentation is typically swift and uncomplicated.
We can finance single family homes, commercial property, construction projects, developer lots, raw land, unimproved & improved property of all types and land purchases. Hard money and private money loans are generally interest-only loans. As hard money lenders, we focus mostly on collateral value and the fundamental value of the real estate. We are very creative and can move quickly.
Our hard money guidelines are very straightforward. We have no minimum credit score requirements, and will lend up to 65% loan to value, with some exceptions to 70% in select areas of California. We will lend in first, second and even third position so long as the structure and dollar amount of the loan stays within our loan to value guidelines.
Additionally, we do work with brokers. Often times our network of hard money lenders can fund deals that others cannot. If you are a broker with hard money deals you cannot place, please contact me directly for details on our hard money co-broker and referral programs.
We are California hard money lenders, but will also look at select commercial hard money transactions nationwide. Our minimum loan amount outside of California is $500,000, and we will only consider commercial or investment properties.
